An industrial building in Rock Hill has fetched a large price per square foot in a recent sale.
CIP Real Estate sold a 24,727-square-foot industrial flex building to Brick O. Real Estate, a group based in Florida, for $5.6 million. The deal was announced by CBRE, which brokered the transaction on behalf of the seller. CIP Real Estate bought the property, at 3042 Southcross Blvd., in 2020 as part of a larger portfolio acquisition.
Matt Smith, Grayson Hawkins, Anne Johnson, Patrick Gildea and Bryan Crutcher made up the CBRE team that represented CIP Real Estate. The buyer spent more than $226 per square foot on the asset, which has 18-foot clear heights, three dock-high doors and a 130-foot deep truck court.
“3042 Southcross is ideally suited to accommodate a wide range of users seeking flexible space in today’s market,” Smith said. “The high-quality construction and Class A office build-out will allow Southcross to serve a niche within the growing Rock Hill market for years to come.”
The flex building was constructed in 2008 and is 100% leased to Keeco LLC and Komet USA LLC. It is just off U.S. Highway 21, across from the Riverwalk development and near Interstate 77.
